Our Commitment

At Bowerscapes, we believe in clear, simple processes that protect both of us. We work in three straightforward stages:

1. Design Phase (you pay design fees upfront)
2. Design Approval (you love it, or we refine it)
3. Execution Phase (if you proceed, we execute turnkey with 55-35-10 payments)

Every project is unique. These terms outline our transparent working relationship with zero hidden costs.

Section 01

Stage 1: Initial Consultation & Site Visit

Consultation Fee
Bangalore City (within city limits):
Complimentary initial consultation. No upfront fee. We measure, understand your vision, present basic mood board.

Bangalore Outskirts & Karnataka:
₹2,000–₹5,000 consultation fee. Fully adjustable against design fee if you proceed. Waived if you commit to design phase.

Goa & Other States:
No consultation fee (we absorb travel costs). We’re building our Goa presence (2 projects/year target). Full site visit and preliminary mood board included.

Important: This is direction-setting only. Complete design happens if you pay design fees.

Stage 2: Design Phase (Paid)

Design Fee Pricing (Fixed, No Ranges)
Design is separate from execution. You pay upfront for complete design. Then, if you love it, we create an execution quotation.

Balcony Design: ₹5,000
Terrace & Landscape: ₹10,000
Mid-Range Landscape (800–1,500 sq ft): ₹35,000
Large-Scale Landscape (1,500+ sq ft): ₹60,000–₹80,000
Apartment Interior (Flat): ₹40,000
Villa Interior: ₹80,000–₹1,40,000
Full Villa (Interior + Landscape): ₹1,00,000–₹1,50,000
Technical Specifications Add-On: ₹5,000

MAXIMUM DESIGN FEE CAP: ₹1,50,000 (for any project)
What Design Fee Covers
✓ Complete site analysis and measurements
✓ 3D SketchUp models of all spaces
✓ 2–3 design concept options
✓ Mood boards showing aesthetic direction
✓ Material palette with actual samples
✓ Colour selections and finish details
✓ Lighting design and electrical planning
✓ Plumbing and utility layout
✓ Technical drawings (if technical spec add-on selected)
✓ 2–3 rounds of design revisions
Design Fee Payment Structure
Payment 1: Upon Signing (50%)
Design research and analysis begins. First mood board concept presented. You approve direction or request changes.

Payment 2: Upon Final Design Delivery (50%)
Complete 3D renderings delivered. All mood boards and material samples finalised. Lighting and electrical layouts complete. Ready for execution quotation.

Section 03

Important: Design Fees Are Non-Refundable

What You Own
Once we begin design work, fees are non-refundable because you own the complete design package: all 3D renderings, technical drawings, material selections, and lighting/electrical layouts are yours to keep.

You can: Use designs with any contractor, share with multiple vendors for quotes, and modify designs as needed.
Bowerscapes Retains
Design copyright (original concepts) and portfolio photography rights (with your permission).

Section 04

Stage 3: Execution (If You Approve Design & Quotation)

After Design Approval

Once you approve design, we create a separate execution quotation with: all material costs, labour and carpentry costs, electrical, plumbing, and installation, project management and supervision, quality assurance and warranty, and a contingency of 5–8%.

Design fee is already paid. Execution quotation is separate.

Execution Payment Structure (All Projects — Simple & Consistent)

Same 55-35-10 structure for ALL projects:

Payment 1: Upon Signing Execution Contract (55%)
Vendor deposits and advances begin. Material pre-ordering starts. Carpenter booking and fabrication. Landscape site prep begins.

Payment 2: At 50% Project Completion (35%)
Halfway point in construction. Major materials ordered/delivered. Ongoing vendor and material payments.

Payment 3: Upon Substantial Completion (10%)
90% finished, ready for walkthrough. Final touches and styling underway. Punch-list items identified.

Section 05

Why 55% Upfront?

Vendor Deposits (20–25%)
Carpenters: 50–60% required. Fabricators: 100% on custom orders. Landscapers: Site prep and material costs. Electricians/Plumbers: Fixture procurement.
Materials (25–35%)
Natural stone: Paid on delivery. Imported tiles: Pre-payment (3–4 week lead time). Custom furniture: 50% standard. Landscape plants: Paid at sourcing.
Project Setup (10–15%)
Management and coordination, insurance and permits, travel and supervision.

This is working capital that flows to vendors & materials, not profit. We provide itemised invoices for transparency.

Section 06

Material Costs & Market Variations

Fixed Quotations (Standard)
We provide a fixed quotation valid for 30 days.

During execution:
We absorb material cost variations up to 5% of materials budget. Beyond 5%: We notify you and discuss before proceeding. Material reductions: You benefit (we pass savings).
Note on Material Availability
Some materials have +/− availability fluctuations depending on vendor stock. We’ll keep you informed of any changes before purchasing.

Section 07

Project Timelines

Design Phase: 30–45 days
Research, measurements, and concepts. Design development and refinement. Final design and quotation preparation.

Execution Phase: 2.5–6 months
Depends on scope and complexity. Landscape affected by monsoon (June–September).

Total: 4–8 months (design + execution)

Section 08

Payment Methods

✓ Bank Transfer (NEFT/RTGS/IMPS) to Kwando Services LLP
✓ UPI (up to ₹1 lakh per transaction)
✓ Cheque (after clearance)
✓ Credit/Debit Card via Razorpay (3% processing fee)

Section 09

Late Payments

Grace Period: 5 business days (no penalty)
After 5 Days: 2% monthly interest (pro-rated daily)
After 15 Days: Work pauses; vendors notified
After 30 Days: Project on hold

If you face cash flow issues, communicate — we work with good-faith clients.

Section 10

Cancellation Policy

If You Cancel During Design Phase:
Before work starts: Full consultation fee refund (if any).
After design begins: 50% design fee refunded, 50% retained.
After design approval: No refund (you own the designs).

If You Cancel During Execution:
You pay for work completed to date, materials already purchased, and vendor invoices already paid. Itemised accounting provided. Surplus refunded within 30 days.

If Bowerscapes Cancels:
Full refund minus work completed and materials procured.

Section 11

Warranties & Support

Included at No Cost:

30-Day Snag Period: Alignment and finishing issues addressed, minor adjustments completed.

3-Month Material Defect Coverage: Vendor-supplied material failures replaced.

12-Month Workmanship Warranty: Custom carpentry and joinery covered. Structural integrity guaranteed.

6-Month Landscape Guarantee: Plants that fail to establish replaced (excludes neglect).

Available (Paid):
Quarterly garden maintenance (₹3,000–₹8,000). Annual deep cleaning and resealing. Design refresh consultations.

Section 12

Intellectual Property

You Own:
Right to execute designs at your property. The completed physical home/garden. Complete design package (if not proceeding with execution).

Bowerscapes Retains:
Design copyright (original concepts). Portfolio photography rights (with your permission). Case study rights (with your permission).

Portfolio Photography

Professional photography included in execution projects.

You choose:
Full Credit: Your name on website/social media.
Partial Credit: Location only (“Villa, Bangalore”).
Anonymous: No identifying information.

Section 13

Dispute Resolution

Step 1: Direct communication with Denvin — WhatsApp/Call: +91 90369 40468. Most issues resolved within 24–48 hours.
Step 2: Formal review meeting (if needed).
Step 3: Mediation (Bangalore Arbitration Centre, if needed).
Step 4: Legal recourse (Bangalore courts).

Section 14

Force Majeure & Scope of Responsibility

Force Majeure

Neither party liable for delays from natural disasters, government restrictions, material shortages, labour strikes, pandemics, or war or civil unrest. In such events: Timelines extended, communication maintained, no additional charges.

Scope of Responsibility

We’re Responsible For: Design quality and execution coordination, vendor performance, meeting agreed timelines, staying within approved budget, post-completion warranty, material sourcing and specifications.

We’re NOT Responsible For: Pre-existing structural defects, pre-existing water damage or pest issues, damage after handover, colour variations in natural materials, client-caused delays.

Limitation of Liability & Key Points to Remember

Limitation of Liability

Our total liability is limited to: total fees paid for the project, or ₹10,00,000 (whichever is lower). This does not apply to gross negligence or wilful misconduct.
